Decent Home, Poor Service

Renting from Invitation Homes has had its ups and downs. On the one hand, the home that I live in is decent, was clean upon move-in, but quite significant issues with services have made me frustrated. In short, it took this maintenance crew ages to respond to my repair requests. Their customer service hardly helps me every time, either. It had to take several calls for follow-ups to finally gain answers, but then vague ones with long waits to boot. It is so disappointing as I have seen that their properties are pretty good. I adore my home; however, if I'm being honest, I would not recommend Invitation Homes to anyone after my recent experience with customer service. There seems to be a relationship gap between property management and tenant support that definitely needs attention.

Great Property Management

Experienced almost all positive things concerning Invitation Homes. The house I was renting was in a fantastic neighborhood, and the place was clean when I got there. All this combined with being able to make online payments easily and getting support from the customer support desk in a very timely manner each time when I had a question. The early paycheck feature has been a lifesaver when it comes to budgeting. Although I only had a slight delay in response time for maintenance on a very minor issue, they handled it very efficiently once brought to their attention. I am satisfied with my choice to rent from them and would recommend them to others.

Good, not yet great

So far renting with Invitation Homes has been satisfactory, although there are areas that need work. The house is nice and kept, but the responsiveness on maintenance has been a slow process. Some things were minor but too long in the fix. In general, while I don't have a bad issue with the property, the service could improve.

The Unresponsive Customer Service

I chose to rent from Invitation Homes based on their stature and the great homes available. Thus far, this hasn't been the best experience. I think when I first moved in here, there were various things that needed to be addressed right away, but it took them days to respond to me as a customer service. Then, when I finally got through to someone, no sense of urgency was ever impressed. Maintenance requests went into some kind of black hole; many times I even had to call multiple times just so it would be solved. The house is fine, but the lack of support made my time frustrating to rent. I would expect better from this size of company and wouldn't recommend this unless they improve the responsiveness.

Underwhelming Service

The experience with Invitation Homes has been underwhelming. The home is decent, but I have experienced other issues within their customer service, so it's been frustrating. I did have maintenance issues that took longer than I expected to get fixed, and when I continued asking about updates and just felt ignored, that's just not cool. Also, the apps to manage my lease or my payments, glitches are on theirs, which are really confusing. So, as big of a company you guys are, I did not expect the service itself to be so old-school. As of the time of improvement in customer service, I'd not be able to recommend this place based on my experience.

Disappointing Management

I switched to Invitation Homes, expecting a whole lot better rental experience, but so far, I am really disappointed. The house is okay, but maintenance requests take far too long to be attended to. Customer service has been pretty useless; I am frustrated as a result.

Reliable and Easy to Use

Overall, my renting experience with Invitation Homes was very good. The home is lovely and very well cared for. I also appreciate the process of applying to rent, how fluid it was. Their website service is pretty handy for checking the status of rent payments or submitting maintenance requests. No-fee overdraft protection saved me more than once from unexpected expenses. There have been some occasions where maintenance responses were a little delayed, but the customer service crew that I've dealt with has been courteous and helpful. Basically, Invitation Homes would be a good choice for those looking for a solid rental.

Needs Better Management

My stay with Invitation Homes would say it has been fair, but certainly management desperately needs improvement. The property is terrific. I have a problem though in that several maintenance issues do not seem to be addressed promptly. When I called them, I soon discovered that I had in store long wait times and vague answers. Furthermore, sometimes the online portal where one makes rent payment was problematic, really frustrating. I believe Invitation Homes does have tremendous potential but customer service needs to become a lot better along with support for their tenants. Currently, I do not know if I would refer them to anyone else.

Overall Positive Experience

I rented through Invitation Homes for six months. All my experiences were great. The property came clean, and I didn't need to wait for any of the maintenance. The staff has always been friendly and professional. My only concern is that there is too much noise made by neighbors sometimes, but overall, I'm okay with my rental.

Good Experience with Minor Flaws

I have had an excellent experience with Invitation Homes overall. They really do make a good effort in keeping the houses spick and span. My house is relatively clean, and I enjoy its location. The process to apply with them was minimalistic, and the move-in process has been satisfactory with regards to communication from the staff. The online portal for paying rent and requests is also quite user-friendly. The paycheck before benefit was a huge help to my budget. As for customer service, although sometimes maintenance took a bit long to respond to requests, I got polite and helpful service throughout. The cash-back rewards program has been just an added perk I was not expecting but appreciate so much. So far, wonderful experience - would recommend Invitation Homes to anyone looking for a decent rental property with good management.

Challenging Living Experience

Amazing Rental Experience

I've rented with Invitation Homes for over a year, and I can positively say it's been an absolutely fantastic experience. It's beautiful property, and move-in was very smooth. I also like how they keep their houses; my rental arrived very clean. Reliable and User Friendly

My experience with Invitation Homes has been very pleasant. The house that I rent is beautiful, and it's very comfortable too. I really like the app that you can use to pay your rent and also submit the requests for maintenance. At all times, customer support can respond to any help I need right away. Decent but Room for Improvement

Overall, so far okayish renting from Invitation Homes, but definitely still a lot of room for improvement. Good Property, Slow Response

Satisfactory but Lacks Urgency

Overall, it has been decent with Invitation Homes, except when services are urgent. The house is pretty well kept and in a good area, which I like very much. I could see problems started with maintenance requests taking a long time, though. Customer service is courteous but could be much better on responding. Little Support and Communication

My experience with Invitation Homes has been somewhat mixed. The property itself is lovely, but the support associated with the company has been downright non-existent. When I first moved in, I had a few relatively minor issues that came up, and I was shocked at how long it took to resolve them. At times, customer service representatives were unavailable or out of reach. Whenever I finally reached someone to put forward my complaint, I felt it was being dismissed. The online payment portal has been causing me consistent problems, leaving confusion over rent payments. For a bigger company, I expected the process for renting to be smoother. Till they get their communication and support systems right, caution me before allowing Invitation Homes to be a landlord.

High Rent, Low Satisfaction

Rented from Invitation Homes for quite a while now. The property is a nice one, but still very disappointed in the overall experience. The rent is pretty steep; I expected the best for it, but the services did not even match the mark. Even when I filed up some requests for maintenance, long waiting times came along. With several follow-ups, I was mostly sidelined or given confusing answers. It looks like their priority is to accommodate the newcomer and forget about the other one. What's more, the online payments have faced me with stressing difficulties. While I like the quality of the house, the customer support is way below par. Mixed Experience

My experience with Invitation Homes has been pretty mixed. The house is nice, but the service has been terrible for me. The maintenance team was slow to respond to the request to fix a broken window. Excellent Property Management

I have had the best experience renting through Invitation Homes. The property I am residing in is well-kept, and the neighborhood is good. To top it all, the application process was rather straightforward and the staff very welcoming and professional. The paycheck feature has kept me on top of my finances. Mixed Feelings at Invitation Homes

I have had mixed feelings in Invitation Homes. My property is well located, and it was a nice move-in process, but the issue of maintenance has been a constant problem for me. I had to report a leak in my bathroom, which took over a week for someone to come to inspect; the customer service has been hit-or-miss sometimes helpful and very often ignored; and then there's this whole system you do through their website for managing your payments but, of course, that's got glitches of its own and that's all added hassle. While I do enjoy the cash-back rewards, as well as the no-fee overdraft feature, these benefits have been overridden by my customer service issues. I am not sure I would ever recommend Invitation Homes.

Overall Disappointing Experience

My experience with Invitation Homes has not turned out anything close to what I hoped for. The place itself is decent, but I have experienced numerous problems staying here. The biggest thing that has really disappointed me has been the maintenance service. Several issues remained undiagnosed, and the response time was frustratingly slow, such that several calls were required to receive acknowledgment of some of my requests. Their customer service was worse; when I got through, I felt that their concerns were being dismissed or not seriously considered. The management online portal for lease and payments also gave me a good amount of technical woes, which kept on stressing the whole situation. For that, I would not recommend Invitation Homes based on my experience. In my opinion, they need to bring down their service levels up to those levels their advertisements claim.

Overall I have had a pretty great experience with Invitation Homes. The property is well kept and roomy, which makes it a good apartment. Decent, but Needs Improvements

A decent experience renting from Invitation Homes overall, but many things need improvement. The home remains decent, although I'd have to say that this has been the most difficult place in terms of getting a maintenance request turned around within my time frame. I had a plumbing issue that took longer to resolve than I would have liked. On the bright side, I like what is offered as amenities, and the customer service group has been very helpful when I can reach them. This was a great rental decision for me to do through Invitation Homes. The house is spacious and well kept. Happy experience with Invitation Homes. The home is beautiful and most appreciated for the work put in maintaining the property. A Frustrating Experience

To be honest, I thought it was a good experience switching to Invitation Homes but honestly, my experience has been very frustrating. The property is pleasant enough but any number of maintenance issues seems to go on a daily basis. When I called in and reported the leak it took several days for someone to come out. Customer service has been polite but not very effective. One would expect a more efficient response, especially during instances of emergency, which makes dealing with matters very disappointing. Failure to follow up has left some wanting when one has to pay far more fees compared to where ATM access is limited. I would definitely not encourage Invitation Homes based on my so far experience.

Lovely homes and services

It's been my first week at my new house, where I reside with Invitation Homes. So far, I'd say I'm impressing. House: So, so pretty and clean. They offer more amenities than your average do. Decent, but There's Room to Improve

I have been a renter with Invitation Homes for some time. It has been relatively mixed for me. The home itself is great. I love the no-fees that they provide. They also did leave a couple of maintenance items slow to respond on. It took a little longer than hoped for to get the air conditioner fixed since there was a small problem. I like the property, but the management side of things really needs work. I had small issues a couple times, but when I called customer service, they got back to me pretty quickly to take care of them. Good House, Slow Service

I like renting a home from Invitation Homes; the service is awful. Some maintenance requests take too long to get considered and completed. I often have to follow through several times on my part for matters to be settled. The customer service personnel were pleasant and courteous, though their effort was ineffectual in getting my problem resolved. I wish their level of service matched that of the property.

Fantastic Property Manager

Renting from Invitation Homes has been the best experience I have ever had. The property that I live in is kept up nicely, and it provides all of my amenities. From application to this day, all has been so efficient and smooth. It was such a great experience having them handle everything professionally and in a very accommodating manner. I also really appreciate getting my check a week or a little before, it makes a world of a difference in my finances. The online payment and request for maintenance portal is so easy and convenient. In such a short period of time, I have had very few issues with maintenance, but when I did have some, the service team was prompt and efficient. Cash-back rewards have been a great perk, among others. Overall, I'd highly recommend Invitation Homes to anyone who wants to rent a modern home hassle-free. They really care about the satisfaction of their tenants, and it's a great fortune to find such a reliable rental.

Convenient Process

My experience with Invitation Homes has been very smooth. The application process is straightforward, and the staff is nice and friendly. The place I am renting is in great condition, and the facilities are nice. Rarely do I have complaints with the response time, but sometimes I did have issues that were usually dealt with quickly. Great Rental Experience

Been renting from Invitation Homes for about a year now and I've had pretty good experiences so far. House was in great condition when I moved into it, and the maintenance team is always pretty responsive to requests. I really like having the online portal for payments and for requests. Convenient and user-friendly

So far, great experience renting at Invitation Homes. The application process that occurred on the website was easy, and the communication for the rental process between staff was timely. The home is in very good condition; maintenance is also good. Cash back rewards also assist with budgeting, but no-fee overdraft protection really makes a difference in safeguarding my account. Sometimes, I do have some minor issues of maintenance, but they had very good customer support. This has made it enjoyable and something that I would highly recommend to anyone seeking a reliable rental option.

Good Property, Slow Response

Average rental experience for my stay with Invitation Homes. The property is good, but the maintenance issues I face continuously have not been attended to in a timely fashion. I requested maintenance on a problematic faucet, which took them a week to respond. The customer service is polite but not very efficient. I would have desired quicker responses, especially when some of these matters have urgency to them. For now, although I like the facilities and locality, this has been a real disappointment. I hope they get their maintenance procedure going on par with the standards of houses they house. Overall, good but considering the choices going forward.

Needs Improvement

I had expected much more from Invitation Homes, but my experience is mixed. So far, the home is okay, though sometimes there is a delay in the response of the maintenance request. Sometimes, it will appear like chasing after them to have an update. Customer service is civil, though not aggressive at all. Overall, they are a good option, but I did not satisfy at all.

Frustrating Experience with Maintenance

I expect so much from Invitation Homes when I signed the rental property deal. But things have been really disappointing so far. In fact, the house I transferred into has numerous unattended maintenance issues. This took weeks before it was fixed, and every time I asked for updates, I felt totally ignored. The processes of their customer service were frustrating since it seemed sometimes they did not care. They promised a maintenance technician would come, but they failed to make it on more than one appointment. This kind of service level is not acceptable, especially considering we are paying a premium rate to live in this apartment complex. Considering their reputation, I would have expected them to be much more reliable. So at this point, I am really considering moving out because I cannot stay in an apartment that seems to not take the time to be properly maintained. Hopefully, they can do better for their next tenants, but at this point, I wouldn't recommend them to anybody based on my experience.

Good House, Slow Service

A review of Invitation Homes: I have been living in the rental property managed by Invitation Homes for about six months. I am really interested in the house, but pretty disappointed with the services. The application process was pretty smooth, though. As for after moving in, though, I really had a lot of issues that needed maintenance. It didn't go as well as I had expected. It would usually take a few days before getting a response to my requests, and maintenance came only to not entirely fix the problems that had been raised. Sometimes, customer support was fine, but there is something about delays and lack of follow-through that makes this process frustrating. I was expecting so much from my rental, so service-wise, improvements need to be there to level out with how impressive their property is. And hopefully, later on, they will develop a better sense of responsiveness.

Average Rental Experience

Invitation Homes has generally been average in rent. The house is good, but I've had some issues with the delay in the maintenance. Mostly, they take too much time responding to requests which sometimes becomes very frustrating. The online payment system sometimes gets a bit glitchy, too, and complicates things.
